Our broker, Dave Babb, is an Accredited Buyers Representative and Relocation Specialist. Dave and our team do everything possible to make your home buying experience fast, easy and stress-free. The following is both a summary of the services you'll receive as our client and an explanation of the process of buying a home in Metro Denver.
Although this process may seem a bit complicated at first, remember that these steps have been added over the years to protect both home buyers and sellers from potential lawsuits.
Home buyers who don't know what to expect may find themselves thinking, “More paperwork? I thought this was going to be simple!” It isn't simple, but it is in your best interests. These steps help to ensure that when the process is complete and you move into your home, you can relax and enjoy it, knowing that everything possible was done to avoid any problems or to solve them in advance for you.

Fees: All our services are completely free to you. Our fees are paid by the seller.
Buyers Consultation: Dave will meet with you, explain the home buying process in detail, and answer your questions.
Market Review: During your Buyers Consultation, Dave will review current market conditions with you.
A Review of Your Needs and Goals: Dave will review what you need in a home as well as your goals in buying a home. Dave will also discuss how your needs and goals can best be met under current market conditions.
Neighborhood Review: We'll review various neighborhoods that might work well for you.
Mortgage Pre-Approval: If you haven't already received your mortgage pre-approval, we'll refer you to an experienced, licensed lender.
Searches: Use our saved searches and our Advanced Search tools to find exactly what you want in a home.
Custom Searches: We'll also be happy to set up custom searches just for you.
Listings Emailed to You: New listings will be sent to you as soon as they're available. We'll also notify you of any properties we hear of through our contacts that are are becoming available, but are not yet listed.
Showings: We'll arrange private showings of homes you choose, so you can tour them without being disturbed.
Analysis and Feedback: After you tour each home, Dave will help you review the pros and cons of both the house and the neighborhood.
CMA (Comparative Market Analysis): When you find a home you'd like to buy, Dave will prepare a Comparative Market Analysis of the home.
You've Found a Home: When you're ready to make an offer on a home, Dave will advise you on the offer and the terms.
Preparing the Offer: Dave will prepare the offer and related documents and review them with you.
Earnest Money: You'll need to write a check for earnest money.
Title Company: Although the seller usually pays for the title insurance and chooses the title company, the buyer has the right to override that. Dave will advise you on the choice of a title company.
Submitting the Offer: When you're satisfied with your offer, Dave will submit the offer and the copy of your earnest money check to the sellers agent.
Negotiations: During negotiations, Dave will use his expertise and experience to get you the best possible price and terms.
Your Offer is Accepted: Congratulations! You now have a contract. A closing date will be set.
Earnest Money: We'll deliver your earnest money check to the party designated in the contract.
Sellers Property Disclosure: You'll receive a copy of the Sellers Property Disclosure. Dave will review the Disclosure with you.
Loan Underwriting: We will forward a copy of the signed contract to your lender so your loan underwriting (loan approval) can begin.
HOA Documents: If there is a HOA, you'll receive a copy of all documents required by Colorado law. Dave will review the documents with you.
Title Commitment: You'll receive a copy of the Title Insurance policy, usually within 10 days of contract. Contact the title company with any questions.
Oversight: We'll monitor the progress of your transaction, including compliance with all contract terms, and keep you informed. We'll continue to do this until you successfully close on the property.
Home Inspection: You'll need to schedule your inspection. We'll recommend reliable, certified home inspectors for you. After the inspection, Dave will review the Inspection Report with you.
Inspection Objections: If issues are discovered during the inspection, Dave will negotiate repairs and remedies on your behalf.
Loan Approval: We'll stay in contact with your lender to assist in obtaining your final loan approval.
Appraisal: Your lender will schedule an appraisal. Dave will handle any additional negotiations that arise as a result of the appraisal.
Paperwork: Dave will clearly explain all documents, disclosures, reports, and other paperwork.
Homeowners Insurance: You'll need to arrange for Homeowners Insurance on the home.
Survey or ILC: A Survey or ILC (Improvement Location Certificate) of the property will be done.
Final Loan Approval: You'll usually receive this 3 to 4 days before the closing.
Final Walk-Through: Just before closing, you and Dave will make a final walk-through of the home.
We'll confirm that funds have been received from the lender for the closing.
Dave will attend the closing with you and continue to advise and represent you during the closing.
Congratulations on your new home!
Follow-up: We'll follow up with you after the closing to ensure your satisfaction.
