Our goal is to sell your home as quickly as possible for as much money as possible. The following is both a summary of the services you'll receive as our client, and an explanation of the process of selling a home in Metro Denver.
The process below may look a bit complicated at first. Keep in mind that these steps have been added over the years to protect both home buyers and sellers from potential lawsuits. By following this process, once the sale is complete, you should have peace of mind and nothing left to do except deposit your check.

Before Your Sellers Consultation:
We'll prepare marketing and listing appointment materials for you.
We'll drop off a pre-listing booklet for you.
CMA (Comparative Market Analysis): Dave will prepare a preliminary Comparative Market Analysis of your home.
Free Sellers Consultation: During the appointment, Dave will:
Explain the home selling process in detail.
Review current market conditions with you.
Answer your questions.
Review your CMA.
Review our marketing plan for your home. We use cutting-edge technology to market your home both online and offline.
Review agency information and all other materials and documents.
Assist you in setting the right price for your home.
Calculate and explain the probable proceeds from the sale of your home.
Sellers Property Disclosure: You'll fill out the Sellers Property Disclosure.
Curb Appeal & Staging: You'll get started on improving both as needed to appeal to buyers.
Additional Resources: We'll help you find any service providers you need, such as contractors or professional home stagers.
Title Company: Dave will advise you on the choice of a title company.
Marketing: We'll begin our customized marketing program for your home.
We'll advise you on preparing for showings.
Showings of your home will begin.
Showing Feedback: Dave will solicit showing feedback from showing agents and will review it with you.
An Offer: You receive an offer (or offers) on your property.
Reviewing the Offer: When you receive an offer, Dave will qualify the buyer and review the offer with you. Dave will advise you on the offer, the terms, and possible counter-offers.
Negotiations: Dave will begin negotiations on your behalf. During negotiations, Dave will use his expertise and experience to get you the best possible price and terms.
Counter-Offers: If you would like to make a counter-offer, Dave will prepare the counter-offer, review it with you, and submit it to the buyers agent.
You Accept an Offer: Congratulations! You have a contract. A closing date will be set.
Marketing Program and Showings: If you desire, our customized marketing program and showings of your home will continue for backup offers.
Oversight: We'll monitor the progress of your transaction, including compliance with all contract terms, and keep you informed. We'll continue to do this until you successfully close on the property.
Home Inspection: A home inspector chosen by the buyer will inspect your home.
Inspection Objections: If issues are discovered during the inspection, Dave will negotiate repairs and remedies on your behalf.
Appraisal: An appraiser will be randomly assigned to appraise your home. Dave will handle any additional negotiations that arise as a result of the appraisal.
Paperwork: Dave will clearly explain all documents, disclosures, reports, and other paperwork.
Survey or ILC: A Survey or ILC (Improvement Location Certificate) of the property will be done.
Final Loan Approval: We will verify that the buyer's loan is fully funded and the closing is proceeding as scheduled.
Final Walk-Through: Just before closing, the buyer and the buyers agent will make a final walk-through of the home. If issues are discovered during the final walk-through, Dave will negotiate solutions.
We'll confirm that funds have been received from the buyer's lender for the closing.
Dave will attend the closing with you and continue to advise and represent you during the closing.
